Clear authorization, service, membership, invoicing, and payment rules.
These terms govern use of the Silver Property Care LLC website, service-request tools, paid Property Care memberships, digital products, and SPC ONE. A submitted request is an inquiry, not a guarantee of scheduling, price, availability, or acceptance. When a written proposal, estimate, work order, property-management agreement, or home-improvement contract applies, that document controls if it conflicts with these website terms.
Business and contact

Digital products and purchaser license
SPC digital XLSX systems, PDFs, checklists, planners, guides, scripts, scope libraries, and bundles are independently published educational and organizational resources. They are not legal, tax, accounting, insurance, inspection, engineering, environmental, emergency-response, lead, safety, or code-compliance advice; they do not certify any property, license, inspection, financial result, or professional outcome; and they are not affiliated with or endorsed by Philadelphia, PHA, HUD, EPA, Pennsylvania, or another government agency. Requirements and agency systems change. The purchaser must verify current information with applicable agencies and qualified professionals.
The original purchaser receives a limited, nonexclusive, nontransferable license to use working copies of purchased files for properties or projects the purchaser owns or directly manages and to make internal backups. Completed records may be shared when reasonably needed for those operations. The purchaser may not resell, publicly upload, redistribute blank source files, distribute the files outside the purchaser's organization, rebrand, sublicense, remove SPC branding, or publish formulas, scripts, or scope libraries as a competing product. Copyright and all other rights remain with Silver Property Care LLC.
Premium XLSX files are designed for current Microsoft Excel. Other spreadsheet programs may open them, but formulas, validations, formatting, links, and print layout can vary. The purchaser is responsible for keeping an untouched master, replacing fictional sample data and editable assumptions, testing the working environment, securing sensitive records, and using compatible XLSX, PDF, and ZIP software.
Digital access is delivered after verified payment. Because access is provided after payment, completed digital downloads are generally final unless a file is defective, the charge is duplicated, or applicable law requires another result. The purchaser should promptly email SPC from the checkout address with the product name and order details, but never payment credentials. SPC may replace a defective file, restore reasonable download access, or approve another remedy after review.
Monthly Property Care memberships
Essential, Portfolio, and Professional are monthly recurring memberships. The price, property allowance, SPC ONE tools, reviews, coordination, and other included benefits are shown at enrollment. Membership fees pay for the access and support expressly listed in the selected tier; they do not include repair labor, materials, permits, specialty trades, emergency service, or third-party charges unless a separate written agreement says otherwise. SPC may verify property counts and restrict features to the paid tier.
The complimentary initial property evaluation is an enrollment benefit provided after payment confirmation and scheduling for one enrolled property selected by the client. It is a visual, non-invasive baseline review of readily accessible maintenance conditions, with observable notes, photos, and priorities recorded in SPC ONE. Portfolio includes one scheduled 100-point visual-evaluation credit per membership year. Professional includes two credits per membership year. Each credit applies to one enrolled property selected by the client; additional property evaluations are quoted separately. The evaluation uses SPC’s structured checklist and records accessible observations, maintenance priorities, and supporting photos in SPC ONE. Evaluations are not home inspections, code-compliance certifications, appraisals, engineering or environmental assessments, diagnostic or destructive testing, or repair labor. Conditions may be concealed or change after a visit. Recommended repairs and specialty services require separate authorization and pricing.
Professional members may request Net-30 terms for eligible service invoices. Net-30 is not automatic and requires SPC’s written account approval, acceptable payment history or credit review, agreed limits, and any required deposit or material payment. The monthly membership fee, deposits, materials, special orders, emergency charges, third-party costs, and other excluded charges remain due under their stated payment terms unless SPC agrees otherwise in writing. Priority scheduling is subject to access, capacity, qualified-trade and material availability, weather, active emergencies, and account standing; it does not guarantee a particular arrival or completion time or 24/7 service.
The membership renews monthly until canceled. The client authorizes the payment processor to charge the disclosed monthly price and applicable taxes, if any. A client may manage eligible Stripe billing from SPC ONE or contact SPC for help. Cancellation stops future renewals after the current paid period unless the processor or applicable law requires another result. Partial-month refunds are not automatic. SPC may suspend premium access after a failed, overdue, reversed, or disputed payment and restore it after verified payment. Existing signed plans remain governed by their written agreement unless amended.
Requests, estimates, and scheduling
SPC reviews each request before confirming service. Estimates are based on the information and access available at the time and may exclude concealed conditions, code-required work, permits, materials, third-party services, or expanded scope unless stated. Dates and arrival windows are estimates until confirmed and may change because of access, weather, material availability, emergencies, or conditions at the property.
Authorization and not-to-exceed limits
The client must identify who may authorize work and any not-to-exceed limit. SPC will seek approval before materially exceeding an authorized limit or scope unless immediate action is reasonably necessary to protect people or property and the parties have agreed to an emergency authorization procedure. Added or changed work may require a written change order, revised estimate, electronic approval, or other documented authorization.
Property access and client responsibilities
The client is responsible for accurate property and contact information, lawful access, tenant or occupant coordination, disclosure of known hazards, pets, alarms, utilities, parking or building rules, and timely decisions. SPC may pause or decline work when access is unavailable, conditions are unsafe, required authorization is missing, or requested work is outside SPC’s lawful or insured scope.
Emergency requests
Online forms, messages, and digital products are not monitored emergency dispatch services and do not replace 911, a utility emergency line, the fire department, police, or another qualified emergency provider. Call 911 for immediate threats to life or safety. Calling SPC does not guarantee same-day availability.
Work records and closeout
SPC may document conditions, access, communications, authorization, labor, materials, photos, invoices, payments, and completion notes when appropriate. Clients should promptly report concerns and provide a reasonable opportunity for SPC to inspect disputed work. Any service-specific workmanship commitment appears in the applicable written proposal or contract.
Invoices and payment processing
QuickBooks is SPC’s official accounting and invoicing record, and QuickBooks Payments is the default service-payment option. Stripe-hosted Checkout may process monthly memberships, digital products, and optional SPC ONE payments. SPC creates and maintains the business record; QuickBooks Payments or Stripe securely processes payment credentials. SPC does not store full card or bank-account numbers in this website or SPC ONE.
Amounts, deposits, due dates, accepted methods, taxes, credits, refunds, and any disclosed processing terms are stated on the applicable membership screen, digital-product listing, estimate, contract, work order, or invoice. Clients should not send payment credentials by email, text, or a general service-request form. A payment is credited after the processor confirms it. Processor outages or bank delays may affect timing.
Cancellations, refunds, and disputes
Membership cancellation, service cancellation or rescheduling charges, digital-product delivery, nonrefundable special-order materials, deposits, and refund eligibility depend on the disclosed terms, written scope, and applicable law. Approved refunds are returned through the original processor when practical. Billing questions should be sent promptly with the product, membership, invoice, or work-order reference so SPC can review the record before collection activity continues.
Acceptable use and account security
Do not misuse the website, probe or bypass security, submit false or unlawful requests, upload malicious material, impersonate another person, or access records or paid downloads you are not authorized to view. SPC ONE users are responsible for their sign-in account and should report suspected unauthorized access promptly.
Third-party services
Payment processors, sign-in providers, maps, government resources, and other linked services operate under their own terms and privacy practices. SPC is not responsible for a third party’s separate service, but SPC remains responsible for its own commitments under applicable agreements and law.
Liability and applicable law
Nothing in these terms waives rights or remedies that cannot lawfully be waived. To the extent permitted by law, SPC is not responsible for indirect or consequential losses caused by website downtime, inaccurate information supplied by a requester, denied or delayed property access, or third-party systems outside SPC’s reasonable control. Pennsylvania law applies, subject to any mandatory consumer-protection or venue rules.
Privacy and changes
SPC’s Privacy Notice explains information practices. SPC may update these terms as services or legal requirements change. The posted effective date identifies the current version; changes do not retroactively alter an already signed agreement unless the parties agree.
