Select what you can observe safely. “Needs attention” means the item deserves follow-up; it is not a diagnosis.
Look for active drips, moisture stains, damp materials, or unexplained odors.
Check for slow drains, backups, running toilets, or visible supply-line concerns.
Note damaged covers, loose devices, scorching, flickering, or other visible concerns.
Confirm installed devices are present and note any chirping, damage, or missing units.
Check that doors close, latch, lock, and show no obvious access or hardware problem.
Look for broken glass, failed locks, damaged frames, drafts, or signs of water entry.
Note loose, leaking, damaged, or nonworking fixtures and owner-provided appliances.
Record visible damage, blocked vents, unusual operation, or a resident-reported concern.
Look for cracks, holes, loose finishes, trip hazards, or new staining.
From the ground, note visible deterioration, loose materials, gutter issues, or poor drainage.
Note loose parts, damaged treads, unstable rails, or visible trip hazards.
Identify the one unresolved item most likely to disrupt a tenant, turnover, or budget.
